About This Project

Unicorn Construction were appointed to undertake the conversion of two large, Grade 2 listed barns into a 2 bedroom and a 3 bedroom home.

The properties required some minor underpinning works to the existing building structure. We constructed new foundations and internal load bearing insulated masonry walls on the inside of the barns, tied into the existing oak and brickwork external frame. We installed a new roof structure which transferred the roof loadings onto our new masonry wall, whilst having to work around the existing roof structure which had to be retained in place.

The internal ceiling and wall linings were undertaken in a way which celebrated the original character and features of these properties, whilst providing the thermal performance of a current energy efficient home, with underfloor heating installed throughout both properties and high levels of insulation introduced within the floor, roof and wall structures of the buildings. The external character was retained with the new windows and doors of traditional style and design and lime rendered external walls. Our scope of works extended to include the re-roofing of the adjoining garage using reclaimed clay tiles and the external landscaping. The project was handed over in April 2016.

We are very pleased with the way these barns have turned out. We love the space and the character of the old barns. Unicorn Construction were amazing and we are very grateful for their hard work – Kashmir Sanghera (Client)
