Our warmest thanks and kind regards.”From Our clients original brief to construct a “large open plan kitchen & dining room,” we designed a concept which allowed us to create an un-interrupted open plan living space, finished to a high standard with underfloor heating throughout. The roof design created a cutting edge design statement with the ceiling following the clean lines of the roof structure and a glazed system with sliding patio doors which compliments the bright open plan living space. An eye to details was important from concept stage with this project. Considerations needed to be made to ensure that the disposal of rain water from the roof did not interrupt the clean lines of the rear elevation. The downpipes are located within the steel columns supporting the roof, with the columns clad in UPVC to be disguised as part of the glazed system.
Rhyll Grove, Exmouth“ We are absolutely thrilled with our loft conversion which has been delivered on budget and to a very high standard.”Unicorn were appointed to build a loft conversion to provide a master bedroom with views over the estuary. In order to make the scheme work we needed to replace the existing loft room staircase with a new staircase going in the opposite direction. Also providing a full width dormer on the back of the property to allow the maximum possible space within the room. The build was approved as permitted development, which allowed us to progress early once we had submitted the building regs application. The project came through a recommendation from our previous clients from a project we delivered in Longford Park Road in Kingsteignton. The scheme was delivered to a high standard.
Longford Park, Kingsteignton“ We are extremely impressed with Unicorn’s Proffessionalism and quality of workmanship. We would be happy to recommend them, to the highest level.”Unicorn Construction were appointed to construct a ground floor extension to provide our clients with a large sun room, with a separate shower room with wc and some extensive external landscaping. The extension footprint amounted to 43m2. The project was completed to a high specification finish both inside and out. With oak framed and boarded staircase, stainless steel handrails with glazed balustrades and a large bifolding upvc entrance door overlooking the garden. Externally we raised the ground levels considerable providing a levelled lawn, retained with a brick faced retaining wall with a sweeping staircase serving the lower lawn area and a large slate slabbed patio to the rear.
Hill Crest, Frome“We are very happy with the Quality of the work, reliability and value for money.”Following the completion of some minor refurbishment works for Mr & Mrs Marsh in 2011, Unicorn were instructed to design and build an extension to Hillcrest Cottage. The project comprised of a new master bedroom with an ensuite bathroom, to be built over the top of their existing Kitchen & entrance hall, with the ground floor wing being completely re-built to provide a spacious and open plan kitchen and separate utility. Our main challenge with this project was realised when it was uncovered that the existing kitchen walls were not constructed upon any foundations. This resulted in the entire wing of the property needing to be demolished to the ground and rebuilt. The rear elevation of the building was also refurbished, allowing us to provide a seamless transformation to the rear of the property without a defining line between the “old” and the “new”.
Hamlyn House, Chudleigh"You have been a truly reliable builder and have done a very good job overall.Unicorn Construction secured the first phase of this large property renovation, after completing the refurbishment of a farm Cottage for the same client in 2012. The building was barely habitable. Our challenge was to provide a refurbishment of the rear of the property, to include internal refurbishment of the conservatory room at the rear. Replacement of the roof structure to the rear and renew roof coverings on the back of the building. We were also required to excavate the rear garden into an amthitheatre, which involved the excavation of over 400m3 of soil in order to form this correctly. Following our successful completion of this phase of works, we are now in talks with our client about the next phase of this refurbishment project.
Hamlyn Farm Cottage, Chudleigh“Unicorn Construction have recently completed a smaller refurbishment for one of my rental properties and the standard of work was outstanding. It was a pleasure to have them complete works at Hamlyns Farm Cottage.”Unicorn Construction were appointed to undertake the complete refurbishment of Hamlyn Farm Cottage. These works involved a complete strip out internally and the replacement of the majority of the roof structure. The roof coverings were completely replaced including new lead dormers. The electrical installations, plumbing and heating were completely stripped out and replaced. The finishes included a new country style kitchen, solid oak floors fitted throughout the first floor bedrooms and hallway and the bathrooms fully tiled with mosaic borders.

By incorporating a well engineered steelwork goal post support structure on the gable, we were able to accommodate a large glazed window which created a bright spacious kitchen & dining area, which incorporated a new modern log burning stove And high quality finishes, including oak plank flooring throughout. Our instruction was extended to include the external hardlandscaping, consisting of new paving slabs to the rear courtyard and forming external steps up onto the lawn terrace.

The main challenge with this extension included the temporary propping and installation of 7 metres of steel beam to support the existing roof structure to allow us to create the large open plan space required. This project also involved us needing to adapt the existing conservatory sympathetically, in order for us to extend full width onto the rear of this property. The kitchen and dining room were completed to a high standard with a white gloss kitchen, granite worktops with integrated appliances and porcelain floor tiles throughout.
Church Road, Torquay“We are very pleased with our home, we have enjoyed working with you and your team, putting aside the usual stresses of such a “Grand design”Unicorn Construction were appointed to extend this property to create a kitchen & utility extension, with a roof conversion to provide a large master bedroom and 2nd bedroom / hobby room, on the first floor. The existing roof was stripped off completely, after installing a felt roof system across the existing ceiling joists, providing a cost affective weather barrier and enabling our client to continue occupying the ground floor accommodation, whilst we constructed the roof accommodation over them. The external finishes, included Brazilian slate roof coverings, and an externally insulated self coloured render system.
Bickwell House, SidmouthUnicorn Construction have been appointed to develop a newbuild bespoke 3 storey luxury house. The external elevations include a classic combination of brickwork with lime mortar, natural stonework, feature concrete stones, cills, string courses, louvers and arches, a natural brazilian slate roof with matching hips & ridges, with hardwood double glazed windows and doors. The developments traditional design will provide the owners with a home of magnificent proportions, finishes of a superior quality, with all the character and external appearance of a 19th Century stately home. Since Completing the shell in November 2011, We have returned only to install service connections and await our clients further instructions to return to commence the fit out for this impressive bespoke house.

The internal finishes have been completed to a high specification to include solid oak floors throughout the lounge and dining room, slate tiled floors and travertine tiled walls within the kitchen. The kitchen has been fitted with all new integrated appliances and a new bathroom suite to the new shower room. The project presented us with problematic ground conditions. We were forced to divert a surging underground water course which ran into the footprint of the extension. We also had to take swift action to revise the foundation design to a pad and ringbeam solution, as the depth of the existing foundation rendered the designed solution unfeasible.

Allowing the owners to sit out and enjoy the garden all year round. This project came through a recommendation from our previous clients from a project we delivered in the same road, 2 years previously.
The Sandwich Bar, Exeter
The Sandwich Bar, Exeter“ The Shop is now much better. People are always commenting when they come into the shop that it looks great. We are very pleased.”Unicorn Construction were appointed to undertake the fit out and refurbishment of a small sandwich bar in the centre of Exeter city centre. This was a fast track project. The sandwich bar closed on a Sunday and we only had 9 days to complete the project which included new tiled flooring throughout, entire new bespoke kitchen fit out, new lighting and power, floor to ceiling wall tiles, shelving and new shop frontage. The project required meticulous forward planning with orders for lead in items being ordered well in advance, as the client could not afford for this fit out to be handed over late. The project was delivered on time, to a high standard.
John LewisUnicorn Construction were appointed by Midas Group, to undertake the refurbishment of the staircores within the new john lewis store. Our initial works comprised of formwork and concreting to new staircases, Brick & blockworks, plastering,carpentry, tiling, balustrading refurbishment works and decoration. Whilst delivering the staircore works, we were also instructed to facilitate utility connections, including hard landscaping excavations and reinstatements, tanking works for the basement structure and construction of the restaurant roof terrace. We returned in 2014, in order to install a tanking solution to their basement, which had previously allowed surface water to run into their electrical department in the basement during heavy rainfalls. Our works included the installation of new tiled pavement hardstandings for the adoption and approval of devon county highways, whilst also providing our client with an insurance backed guarantee for the performance of our works and installations..
HSBC BankUnicorn Construction were appointed to manage and deliver structural and refurbishment works on behalf of Interserve Group. The works were generally within highly populated town and city centres across Devon and south Somerset. The works varied but generally consisted of replacement roof coverings , tanking, carpentry, plastering, decoration, formwork for concrete placement and masonry works. All works had to be planned carefully. Internal works needed to be undertaken outside of normal working hours. Good customer liason between our own management staff and the client was essential throughout with a cautious approach to the Health & Safety of our staff and others who could be affected by our works.
LidlUnicorn Construction were appointed by Interserve Ltd, initially to manage & complete the builders works required to allow the retro fit of a Bakery within the Plymouth Union street Lidls store. This led to us being appointed to undertake the Kingsteignton Lidls store project. Whilst still completing works to this store we were also instructed to complete the builders works to 12 further Lidls stores, to ensure that they could be handed over to lidls on time and to the specification.
